III

Your home, certified.

Signature is the complete program: everything Parker knows how to do for a home, delivered continuously and documented permanently. One point of contact, a licensed general contractor behind every visit, and nothing for you to manage.

Signature membership is arranged in person, at your walkthrough.

IThe work Parker performs

The HomeVerify program.

Four visits a year, tuned to the Florida season. Each follows the same documented routine: we inspect and assess the home, and we perform hands-on preventative maintenance, with an annual service credit standing behind it for whatever else the home needs. Every task is performed according to Parker's documented operating procedures, then photographed, recorded, and retained in your home's permanent record. Sustained across a full year, this is the program behind the Certified HomeVerify Score.

The program is designed to extend the life of the systems that are most expensive to replace, while reducing avoidable failures through consistent preventative care.

Part One · Inspect & Assess

The Core Home Health Check.

Every quarter, the same disciplined pass through the home: every system inspected, tested, and rated, with photographs and a priority list at the end of it.

Mechanical & Electrical
  • Inspect water heater for corrosion or leaks
  • Test GFCI outlets
  • Check electrical panel for tripped breakers or concerns
  • Confirm HVAC is cooling and draining properly
Exterior
  • Visual roofline / roof surface review
  • Inspect gutters and downspouts
  • Inspect irrigation system operation
  • Check exterior hose bibs
Interior
  • Check door and window seals / weatherstripping
  • Inspect caulking at tubs, showers, and sinks
  • Inspect attic access for moisture or pest signs
Safety
  • Test smoke detectors
  • Test CO detectors
Documentation
  • Photograph key findings
  • Rate each item: Good / Monitor / Needs Attention / Urgent
  • Create visit report and priority list
Part Two · Preventative Maintenance

We maintain the home, not just inspect it.

Inspection tells a home what it needs. Parker does the work: the recurring, easy-to-forget upkeep that prevents expensive failures before they start.

Air Systems
  • HVAC filter replacement
  • AC condensate drain flush
  • Condenser coil rinse
  • Refrigerator coil cleaning
Water Systems
  • Water heater flush
  • Shutoff valve exercise
  • Accessible drain clearing
Home Systems
  • Garage door tune-up
  • Dryer vent cleaning
  • Lubricate locks & hinges
  • Clear gutters & downspouts
Interior Preservation
  • Bathroom exhaust fan cleaning
  • Detector battery replacement
  • Caulk & weatherstripping touch-ups
  • Tighten hardware & fixtures

Frequencies follow Parker's operating procedures and each system's manufacturer guidance, matched to your home and never performed blindly.

Part Three · The Annual Service Credit

Then, credit that's yours.

Each membership year, Signature issues a $1,500 service credit toward the work on your own list. Credits apply to any Parker-performed catalog service at its listed price; custom work is estimated first, and credits apply against the estimate. Member pricing is applied first, then credits, always in your favor. Preventative maintenance is what Parker does for every home; the credit is what Parker does for yours.

  • Hanging artwork
  • Replacing weatherstripping
  • Adjusting cabinet doors
  • Owner-supplied light bulbs
  • Minor repairs
  • Installing smart devices

Most homes are maintained reactively. A Parker home is not.

Left to chance, a home becomes a series of disconnected repairs, remembered late, handled by whoever answers, recorded nowhere. Parker replaces that with documented care and a permanent record that proves it was delivered. It is the difference between owning a home and having one looked after.

IIThe record it writes

Every visit becomes the Parker Home Record.

The program and the record are not two services. They are one thing seen from two sides: the work Parker performs, and the account it leaves behind. Every inspection, task, and reading is written into a complete, private history of the home, kept the way a family office keeps a portfolio. Your HomeVerify Score is drawn from it, and it stays with the home for as long as you own it, making every future decision, from a repair to a resale, better informed. Six components, maintained continuously:

  1. 01
    Home Health Report

A clear condition summary after every visit: what was done, what to watch, condition ratings, photographs, and any priorities that need your attention.

  2. 02
    Home Health Score

A single measure of the home's condition, tracked every quarter.

  3. 03
    Home Timeline

Every visit and major event, laid out year by year.

  4. 04
    Equipment & Warranty Archive

Models, serials, warranties, paint colors, and finishes for the whole home.

  5. 05
    Maintenance History

Everything done to the home, in one continuous record.

  6. 06
    Replacement Forecast

What each major system has left, and when to plan for it.

IIIThe coordination behind it

One number. Everything handled.

Behind every visit is a concierge who runs the details you would otherwise manage yourself, with one person who knows the home.

Scheduling

We plan and book every visit and project around your calendar.

Vendor coordination

When licensed trades are required, Parker coordinates vetted providers through licensed partners. You never source or vet them.

One line of communication

A single line to the home, not a rotating cast of numbers and group texts.

Follow-through

Nothing is left half-finished. We see every item to completion.

Quality control

Parker confirms the work meets our standard before it is marked done.

We remain responsible until the work is complete.
