PARKER
The Parker Membership

Six core services form the foundation of every membership.

01

Quarterly Home Care Visits

Four times a year, Parker is inside the home performing the preventative work that protects it — so small issues are caught long before they become expensive ones.

02

Included Preventative Maintenance

Real, hands-on upkeep performed on schedule — filters, flushes, dryer vents, coil cleaning, hardware, and seals — the work that quietly prevents costly failures.

03

Included Care Time

Beyond the Standard, hands-on time is built into membership for the small repairs, installs, and adjustments on your own list.

04

The Parker Home Record

Every visit, system, warranty, and recommendation kept in one living record of your home — not scattered across inboxes, glove boxes, and drawers.

05

Concierge Coordination

One point of contact for everything. Parker schedules, coordinates vetted providers, follows up, and confirms the work was done right — so you never manage it yourself.

06

Visit Reports

After each visit, a clear report: what was done, what to watch, condition ratings, photographs, and any priorities that need your attention.

The Parker Standard

Every Parker-managed home receives the Parker Standard.

The Standard is the defined minimum every managed home receives, performed the same way, every quarter. It has three parts: we inspect and assess the home, we perform hands-on preventative maintenance, and we leave included care time for whatever else your home needs.

Every task is performed according to Parker's documented operating procedures, photographed, recorded, and retained in your home's permanent record.

The Annual Preservation Value

The Parker Standard is designed to extend the life of the systems that are most expensive to replace — while reducing avoidable failures through consistent preventative care.

Part One · Inspect & Assess

The Core Home Health Check.

Mechanical & Electrical
  • Inspect water heater for corrosion or leaks
  • Test GFCI outlets
  • Check electrical panel for tripped breakers or concerns
  • Confirm HVAC is cooling and draining properly
Exterior
  • Visual roofline / roof surface review
  • Inspect gutters and downspouts
  • Inspect irrigation system operation
  • Check exterior hose bibs
Interior
  • Check door and window seals / weatherstripping
  • Inspect caulking at tubs, showers, and sinks
  • Inspect attic access for moisture or pest signs
Safety
  • Test smoke detectors
  • Test CO detectors
Documentation
  • Photograph key findings
  • Rate each item: Good / Monitor / Needs Attention / Urgent
  • Create visit report and priority list
The Parker Standard · Part Two

We maintain the home — not just inspect it.

Inspection tells a home what it needs. Parker does the work — the recurring, easy-to-forget upkeep that quietly prevents expensive failures.

Air Systems
  • HVAC filter replacement
  • AC condensate drain flush
  • Condenser coil rinse
  • Refrigerator coil cleaning
Water Systems
  • Water heater flush
  • Shutoff valve exercise

  • Tighten hardware & fixtures

Frequencies follow Parker's operating procedures and each system's manufacturer guidance — matched to your home, never performed blindly.

Part Three

Then, time that's yours.

Once the Standard is complete, your remaining included care time can go toward the small work on your own list. Preventative maintenance is what Parker does for every home; care time is what Parker does for yours.

  • Hanging artwork
  • Replacing weatherstripping
  • Adjusting cabinet doors
  • Owner-supplied light bulbs
  • Minor repairs
  • Installing smart devices

Most homes are maintained reactively. A managed home is not.

Left to chance, a home becomes a series of disconnected repairs — remembered late, handled by whoever answers, recorded nowhere. Parker replaces that with two systems no competitor can copy quickly: a documented operating Standard of care, and a permanent Home Record that proves it was delivered.

It is the difference between owning a home and having one looked after.

The Annual Care Cycle

The Standard is delivered across the year, tuned to the Florida season.
