Biosca Inc, doing business as Parker Home Care ("Parker," "we," "us," or "our"), is committed to protecting the privacy and security of your personal information. This Privacy Policy describes how we collect, use, disclose, and safeguard your information when you use our website (www.parker-care.com), web application, and related services (collectively, the "Services").

By using the Services, you consent to the collection and use of information in accordance with this Privacy Policy. If you do not agree with the terms of this Privacy Policy, please do not access or use the Services.

1. Information We Collect

1.1 Information You Provide Directly

We collect information that you voluntarily provide when using our Services:

  • Account Information: Name, email address, and profile photo obtained through Google OAuth authentication
  • Contact Information: Phone number, mailing address, and preferred contact method
  • Property Information: Property address, square footage, year built, number of bedrooms and bathrooms, property type, pool status, and other home details
  • Service Request Information: Descriptions of home issues, photos of property conditions, urgency preferences, scheduling preferences, and related notes
  • Payment Information: Credit card or payment method details processed securely through Stripe (Parker does not store your full card number)
  • Communications: Messages sent through our portal, contact forms, or email correspondence

1.2 Information Collected Automatically

When you access our Services, we may automatically collect:

  • Device Information: Browser type, operating system, device type, and screen resolution
  • Usage Data: Pages visited, features used, click patterns, and time spent on pages
  • Log Data: IP address, access times, referring URLs, and error logs
  • Cookies and Similar Technologies: Session cookies for authentication and preference cookies for user experience (see Section 7)

1.3 Information from Third Parties

We may receive information from third-party services that you connect with our platform:

  • Google: When you authenticate with Google OAuth, we receive your name, email address, and profile photo as authorized by your Google account settings
  • Stripe: Payment confirmation status, transaction IDs, and billing address for payment processing

We use the information we collect for the following purposes:

3. How We Share Your Information

Parker does not sell, rent, or trade your personal information to third parties for marketing purposes. We share your information only in the following limited circumstances:

3.1 Service Professionals

When a Service Professional is assigned to your job, we share only the minimum information necessary to complete the work:

  • Shared: Your first name, property address, scope of work, scheduled date and time, and Parker's rate for the job
  • Never shared: Your last name, phone number, email address, payment information, or the price you pay Parker

This information firewall is a core principle of Parker's service model and is contractually enforced with all Service Professionals.

3.2 Service Providers

We use trusted third-party service providers to operate our platform:

  • Supabase: Database hosting, user authentication, and application backend (servers located in the United States)
  • Stripe: Payment processing — Stripe collects and processes payment data under their own Privacy Policy (stripe.com/privacy)
  • Resend: Transactional email delivery (service confirmations, proposals, notifications)
  • Anthropic (Claude AI): AI-assisted generation of service descriptions and estimate processing — property data and service descriptions may be processed; no personally identifiable customer information is sent to the AI service
  • Vercel: Web application hosting and delivery
  • Google: Authentication services via Google OAuth

Each service provider is contractually obligated to protect your information and use it only for the purposes of providing their services to Parker.

3.3 Legal Requirements

We may disclose your information if required to do so by law, court order, or governmental regulation, or if we believe in good faith that such disclosure is necessary to: (a) comply with a legal obligation; (b) protect the rights, property, or safety of Parker, our customers, or others; (c) prevent fraud or abuse; or (d) enforce our Terms of Service.

3.4 Business Transfers

If Biosca Inc or Parker Home Care is involved in a merger, acquisition, or sale of assets, your personal information may be transferred as part of that transaction. You will be notified of any such change in ownership or control.

4. Data Retention

We retain your personal information for as long as your account is active or as needed to provide Services. Specific retention periods:

  • Account data: Retained while your account is active and for 3 years after account closure
  • Service records and inspection reports: Retained for 7 years (these records have long-term value for home maintenance history and may be relevant for property transactions)
  • Payment records: Retained for 7 years as required by tax and financial regulations
  • Communications: Retained for 3 years after the last interaction
  • Usage data: Retained in aggregated, anonymized form indefinitely for analytics

5. Data Security

We implement appropriate technical and organizational security measures to protect your personal information, including:

  • Encrypted data transmission using TLS/SSL (HTTPS) across all services
  • Row-level security (RLS) policies ensuring users can only access their own data
  • Secure authentication via Google OAuth (no passwords stored by Parker)
  • PCI-compliant payment processing through Stripe (Parker never stores full card numbers)
  • Access controls limiting employee and contractor access to personal data on a need-to-know basis
  • Regular security reviews of our application and infrastructure

While we strive to protect your information, no method of electronic storage or transmission is 100% secure. We cannot guarantee absolute security but will promptly notify affected users in the event of a data breach as required by Florida law (Florida Information Protection Act, § 501.171).

6. Your Rights and Choices

You have the following rights regarding your personal information:

  • Access: You can view your personal information at any time through your Parker portal account settings
  • Correction: You can update your account information, contact details, and property information through the portal
  • Deletion: You may request deletion of your account and associated personal data by contacting us at hello@parker-care.com. Note that we may retain certain data as required by law or for legitimate business purposes (see Section 4)
  • Data Portability: You may request a copy of your personal data in a machine-readable format
  • Opt-Out of Marketing: You can unsubscribe from marketing emails at any time by clicking the unsubscribe link or contacting us
  • Withdraw Consent: Where we process data based on consent, you can withdraw consent at any time (this does not affect processing done prior to withdrawal)

7. Cookies and Tracking Technologies

Parker uses cookies and similar technologies to operate and improve the Services:

  • Essential Cookies: Required for authentication, security, and core functionality. These cannot be disabled without breaking the Services.
  • Functional Cookies: Remember your preferences such as portal settings and display options.
  • Analytics Cookies: Help us understand how the Services are used so we can improve them. This data is collected in aggregate and does not identify individual users.

Stripe, our payment processor, may also set cookies on your device in connection with payment processing. For details, see Stripe's Cookie Policy at stripe.com/cookie-settings.

Most browsers allow you to control cookies through their settings. Disabling essential cookies may prevent you from using certain features of the Services.

8. Children's Privacy

The Services are not directed to individuals under the age of 18. We do not knowingly collect personal information from children. If you believe we have inadvertently collected information from a minor, please contact us immediately at hello@parker-care.com and we will delete the information promptly.

9. State-Specific Privacy Rights

If you are a resident of California, Virginia, Colorado, Connecticut, or another state with comprehensive privacy legislation, you may have additional rights including:

  • The right to know what personal information is collected about you
  • The right to request deletion of your personal information
  • The right to opt out of the sale of personal information (Parker does not sell personal information)
  • The right to non-discrimination for exercising your privacy rights

10. International Users

Parker Home Care operates exclusively in the United States, specifically St. Lucie County, Florida. Our Services, data storage, and processing are all located in the United States. If you access the Services from outside the United States, you consent to the transfer of your information to the United States, where data protection laws may differ from those in your jurisdiction.

11. Third-Party Links

The Services may contain links to third-party websites or services that are not operated by Parker. We are not responsible for the privacy practices of these third parties. We encourage you to review the privacy policies of any third-party service you access through our platform.

12. Changes to This Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, or legal requirements. When we make material changes, we will notify you by posting the updated policy on our website with a revised effective date. For significant changes, we may also notify you via email.

Your continued use of the Services after any changes to this Privacy Policy constitutes your acceptance of the updated terms.
